Select your object and press
Freeze M, this simply bakes your changes to the geometry by collapsing the modeling construction history:
If you are working with XSI on a monitor with a resolution lower than the recommended 1280x1024 then you will need to collapse some of the Panels on the MCP by right clicking on any panel header, to expand or restore them simply right click on them again.

Select your object and
Freeze All Transforms to reset the SRT values of the object(also moves object center to 0,0,0):
Freezing the object's transforms should be done prior to buiding your hierarchy.

Freezing the transforms and the construction history(
Freeze M -freeze modeling or
Freeze* -freeze all) is standard procedure for
all geometry except collision primitives in preparation for the msh format, read the animation_guide.doc for more information.
*Freeze should not be performed on an object with an envelope operator or else it will be removed, however Freeze M is ok.

No need to, he's using the best method which is much quicker, more forgiving and less work.
And try converting to .obj and re-importing, sometimes that helps
To this day I still don't see why some people think this is necessary, if you have to do this then you must not be following prep procedure to begin with.
